The Senior Investment Associate (Senior IA) plays a critical role
in supporting Sterling Management's investment strategy by
assisting in the prospecting process, conducting underwriting,
financial modeling, and market research to source new investment
opportunities for Sterling Management. The Senior IA will work
closely with the Vice President of Investments (VPI) and Chief
Investment Officer (CIO) to acquire strong, stable, accretive, cash
flowing investments into the REITs Sterling Management advises.
The Senior IA will assist in helping Sterling Management procure
accretive, stable, cash flowing investments for our shareholders.
This role involves analyzing market trends, evaluating
property-level financials, and supporting the transaction process
from prospecting to closing. The Senior IA will collaborate with
internal teams and external parties to develop expertise in key
markets and ensure smooth and efficient acquisition processes.

Performance Responsibilities:
--- Conduct in-depth research on current and prospective markets;
including but not limited to economic, demographic, and financial
indicators to aid the investment decision making process.
--- Create, maintain and update databases of industry contacts and
market data with the guidance and assistance of the VPI and
CIO.
--- Monitor transaction activity within our core markets to capture
a complete picture of market participants and potential
opportunities (acquisition and disposition).
--- Utilize, refine and improve financial models to assess
potential acquisition target's viability and investment
potential.
--- Refine and improve financial modeling tools, activity
databases, and market data reports.
--- Lead the development of a comprehensive database of industry
contacts and property intelligence.
--- Assisting the VPI and CIO in the prospecting process as needed
by networking or reaching out to key individuals.
--- Work with internal teams, including asset management, legal,
finance, and property management, to facilitate transactions.
--- Mentor and guide Investment Associates, helping to develop
their technical skills, business acumen, and overall
performance.
Experience, Education, and Licensure:
--- Bachelor's degree in real estate, finance, economics, or a
related field required.
--- 3 years of experience in real estate underwriting, financial
analysis, or a related role, required.
--- Strong financial modeling expertise is required.
--- Proficiency in Microsoft Suite including Outlook, Word, and
Excel required.
--- Proficiency of the English language in reading, writing, and
verbal communication.
--- Proven analytical skills in terms of numeric (e.g.
spreadsheets) and text based (e.g. reading terms and conditions)
analysis.
--- Detail-oriented with excellent organizational and time
management skills.
--- Commitment to quality and deadlines when delivering work in
collaboration with colleagues and third parties.
